Bracken House has been transformed from a former award winning bed and breakfast into a dedicated, exclusive holiday home catering for up to 18 guests. Formerly The Old Rectory of Bratton Fleming this impressive property sits proudly on the 7 acres of private grounds with views westwards over the rolling North Devon countryside, as far as Clovelly and Hartland Point in the distance.

The Details

Inside this home showcases some truly unique styling, with floral and vibrant accents throughout. Rocket St. George furnishings abound and a designer Neptune kitchen complete an impressive living space which backs out onto the private grounds. This is a genuinely stylish retreat close to everything that Exmoor and the North Devon surf scene has on offer. A superb base for exploring the moors, the dramatic coastline and some underrated historic Devon towns.

Sleeping up to 18, all sleeping accommodation is on the first and second floor, with king size bedrooms, Super king bedrooms and one twin bedroom. There is an annexe sleeping 2 

The main house sleeps 16.

All bedrooms are en-suite and all beds feature Button and Sprung luxurious mattresses to ensure each and every guest can drift off seamlessly after a days adventuring on the moors.  

Downstairs the living room is quite literally a piece of art, with bold Devon green inspired décor, a Samsung Frame television, all to be admired and enjoyed whilst sat on the exquisite Loaf sofa. In winter, cosy up in the snug in front of the log burner and enjoy the warmth and crackle after a wet and windy wander on the moors. 

The kitchen will undoubtedly be the social arena with a fantastic mix of banquet seating and doors to throw open wide and invite the countryside in. Even the nominated chef can enjoy the cooking, with The Dybdahl Roseate Spoonbill tiling to reflect upon.

For big kids and not so big kids there is a games room featuring a one of a kind bespoke billiard table, formerly owned by celebrity and director Guy Ritchie no less. Further games, wellies, boots and boogie boards are available from the green house building adjacent.

Outside there is fantastic entertaining space on the decking, with fully covered culinary prep area with Grillsteam bbq, Ooni pizza oven, patio heater and firepit!

Finish off the evening with a glass of bubbles soaking in the wood fired tub.

There really is no excuse for not making the most of whatever the British weather throws!

Important Property Notes

Guests are advised to travel with cars - there is plenty of parking, but public transport is few and far between. 

There is a large pond within the grounds (seen in the photo gallery). Children should be accompanied by an adult at all times. 

Hot Tub is an additional £200 supplement

The annexe sleeps 2 and makes up the sleeping accommodation to 18. There is an additional supplement for this use. Please ensure we have quoted you for its use
