This is a true slice of Devon life, a thatched cottage
constructed with cob and stone, but modernised and decorated
impeccably. The unique design and curvature of the
kitchen mirrors the original Clome (bread oven) and
is open plan to the dining area, seating 8 comfortably and giving a
wonderful space to cook, entertain and eat together. Â The
kitchen has an electric Aga and separate oven.Â
In the pantry there is a
huge Bertazzoni American style
fridge freezer, plus an additional fridge in
the main kitchen.  The kitchen is well equipped with
plenty of storage. Â

The sitting room, in the oldest part of the cottage, will be the
place to congregate. Ethereal Blue pulls in the
Devon light through the quaint (and immaculately
restored!) window frames. There is an
elegant frieze bordering the entire room, hand
painted by renowned local artist, Mary Ann Wilmot. Guests can
spend many an hour perusing the water colour landscape
scenes painted by a family ancestor. Â Â Guests are spoilt
here with super-comfy bespoke sofas, featuring a bold Pierre Frey
floral chintz, ancient original flag stone floor
and character inglenook fireplace
with modern log burning stove.  On summer days the
original front door and thatched porch open onto the front garden.

Continuing past the dining room, past a further seating /
reading area, you descend further into the newer
section of the cottage, with underfloor heated terracotta
tiling. The TV room is a charming and cosy retreat. The
bookcases filled with an extensive and eclectic mix of
literary classics and essential reading.  There is a Sony
42 inch TV. Â
Just off the dining room there is a hidden utility and
downstairs loo, with a concealed Miele washer
and tumble dryer. This bijou little room, is another
example of the consistent attention to detail and décor.

The cottage sleeps 5, and is a perfect family
retreat, with a twin room, one small double and a master
super king room.Â
However, these are no ordinary bedrooms! Â
The twin room and small double are located in the oldest and
original part of the cottage. The small
double bed will sleep one adult
comfortably. This room is a tribute to the
ancient wisteria outside. The room glows with sage green
and is adorned with wisteria Pierre Frey wallpaper.
There is useful built in wardrobe space and the bed
is finished with an exquisite eiderdown quilt.
The twin bedroom is simply gorgeous. Underpinned with
Edward Bulmer's Aerial Tint, the beds are dressed in crisp white
linens and each bed features further bespoke handmade
eiderdown quilts.
The rattan headboards contrast beautifully and
look the real deal with genuine Redoute rose prints
above. Period style slipper
chairs, antique pink lustre wall plates and
Regency bamboo storage chest ensure that the yesteryear
experience continues.Â
Serving these two bedrooms is a delightful bathroom, with
shower over bath. A calming blue tone has been harnessed,
with the focal feature being the sublime hand painted Mandarin
stone tiles.Â
The door
off the downstairs corridor leads up to
the master en-suite super
king bedroom. This room is emblazoned with Brigitte
Singh for Aleta artisan block wallpaper. There are
two walk in wardrobes, a window seat and
enchanting windows with views to the cottage courtyard as well
as the orchard and stream to the rear. A full size
bespoke handmade eiderdown quilt completes this
luxurious bedroom.  The en-suite bathroom
has shower over the bath, full length heated towel rail
and further examples of those sensational hand painted
stone tiles.Â

Sat in approximately two acres of private grounds, childrenand
guests of all ages can explore the meadowland, orchards,
babbling brook and let their imaginations run wild. This secret
garden is a fantastic mix of quince and apple
orchards, lawned areas and mixed woodland, enough to keep
little ones entertained for hours. We can't think of many more
tranquil places to spend those late summer evenings.Â
The owner will accept a maximum of 2 well behaved dogs, at their
discretion. Potential guests will be asked for the breed and
temperament of their dogs.

The Annexe
Guests have optional access to the annexe;
originally a livestock barn, now converted
to further sleeping accommodation. The annexe
provides ancillary sleeping space and will house a
further four guests.Â
The twin room is defined by the fabulous bespoke four
poster 'bobble' beds. Dressed with bespoke eider
down and crisp white sheets, the annexe is not simply
an after thought andfeatures all the luxury and
detail of the main cottage. The twin room is decorated with
a Light Olive Green which pulls in
uninterrupted vistas across the Yarty
Valley and surrounding countryside.Â
Along the corridor there is a
super king bedroom with bespoke headboard. A
pair of exquisite Moroccan side tables support a matching
pair of Opaline Vaughan bedside lamps. There is a shared
bathroom with walk in shower. Hand painted Mandarin stone
tiles surround the bath and shower areas.Â
Finally at the far end of the annexe is a sitting room with
French windows overlooking the gardens. For annexe guests there is
a cosy, romantic outside seating area,
for enjoying morning coffee, or for late
risers, afternoon tea.

This is a historic, Grade II listed
character cottage - complete with uneven
floors, low ceilings and lintels. Guests should be aware and
forgiving of this.Â
Guests have access to the private grounds, however these are not
all fully enclosed. Dog owners should respect the Countryside Code
and keep dogs under control at all time.Â
Younger children should be accompanied by an adult in the
grounds at all times, as there are sharp drops into the
stream.Â
Use of the annexe is paid for as an additional supplement.

Much of the interior and personal ornaments
hold significant sentimental value to the owner.
Guests are provided with an authentic luxury Devon
cottage experience and are politely requested to respect
the cottage at all times. A Â£1000 security (breakages) deposit
will be held by Unique Holiday Stays, and is deductible
in the case of breakages.
The water supply for Gracie's Cottage is sourced from an ancient
well. It is treated, regularly tested, and tastes fine, but does
have a slight discolouration noticeable on the baths, showers and
toilets.Â
