A contemporary interior and a sense of calm that will make you

Designed with families in mind kids can explore the garden and
play football on the pitch sized lawn. Whilst the kids are at play
adults can relax in the hot tub with a well earned G&T.
A huge garden with football pitch, hot tub, fire pit, movie room
and all within a 15 minute walk of the beach!
The beautiful traditional seaside town of Lyme Regis is only 15
minute walk or a few minutes' drive from the house and is full of
fantastic places to eat or get a coffee whilst soaking up the
stunning views of the Jurassic coast. You can easily hunt for
fossils along the beach or enjoy watersports, swimming or one of
the many beautiful walks exploring the local area.
The house has 6 bedrooms: 1 superking with ensuite with
freestanding bath and walk in shower, 2 doubles with ensuites, 2
twin rooms and a bedroom featuring a small double bed as well as a
climbing wall (and a secret door)! Most of the action centres
around the social kitchen (for the adults) but children love
playing hide and seek or manhunt here in the house and garden and
with the play area at the top of the house there is plenty of space
for everyone to hide away or get involved.
Starting at the top...
On the top floor there is a gorgeous double bedroom with
stunning views of Golden Cap and the sea and a modern walk in
shower room with concrete sink.
There is also a terrace balcony that enjoys lovely views along
the Lym valley , it's great for a sunset drink or a moment of peace
in the sun. The rest of the top floor is dedicated to play and
there are board games (as well as lots in the kitchen), an electric
guitar and a dedicated lego area with low table to get creative.
There are also loads of childrens books and bean bags to chill out
on.
On the 1st floor there are 5 further bedrooms.
The rocket room has electric blinds, 2 twin beds and a rocket
ship in the corner. There are plenty more toys in here to play with
including an armoury of nerf guns if you are that way inclined!
The climbing room has a small double bed and a climbing wall, a
secret cubby hole and a hidden door!
The army room has twin beds and a desk.
In between those 3 bedrooms is a large family bathroom with a
freestanding bath, walk in shower, toilet, sink and of course the
all important bluetooth mirror so you can relax in the bath
listening to your favourite tunes.
The master bedroom has a really comfy superking bed with a top
quality mattress and a Juliette balcony with lovely views. There is
a large ensuite with gorgeous freestanding bath (with stunning
views if you open the shutters once you're in the bath!) and a
large walk in shower.
Just across the landing is another large double bedroom with an
incredibly cosy modern 4 poster bed a large desk and a funky bubble
chair where you can sit and enjoy far reaching views across the
valley. Hidden behind a large sliding mirrored barn door is a
gorgeous little shower room with sink, shower, toilet and the
essential blue tooth mirror.
On the ground floor you enter the house through the large
bespoke pivoting front door with gorgeous handmade leather handles.
There is a large hallway. Directly to your right is the lounge/
cinema room which has a projector as well as a wall mounted TV and
an awesome surround sound system with speakers inbuilt into the
walls. There's a huge sofa a comfy rug and plenty of bean bags as
well as a wood burning fire (though you'd definitely not need this
in summer).
Straight to the far end of the hallway is a large boot room with
plenty of storage and hanging space. It also has a shower and an
external door which is handy if you come back from the beach sandy
as you can hose bodies and beach kit off before you enter the main
house and contain the mess!
Next to this is a utility room with washer and dryer and hanging
space as well as a sink and cleaning kit.
Downstairs toilet with funky Quentin Blake cockatoo wallpaper is
also off the main hallway next to the office (which will be locked
for our personal storage unless you really need office space in
which case do let me know and i will figure something else
out).
The room where everyone seems to always hang out is the huge eat
in family kitchen and snug. It has a beautiful big bay widow at the
front that overlooks the large front lawn (with football goals) and
the sun streams in in the mornings. There are also double doors at
the front that open onto the porch where you find a large cushioned
bench swing that is the best sun trap for morning coffee or a lazy
afternoon reading a book
There is a beautiful original Arts&Crafts open fireplace
with comfy chairs and a large modern window seat that brings the
outside in and is a lovely spot to sit and look out over the garden
or watch the children playing in the hot tub.
Round the back of the kitchen is a little snug with TV that
overlooks the patio.
The kitchen centres around a large island/ breakfast bar that
can seat 6. It has Italian marble worktop , boiling / filtered
water tap, a bean to cup coffee machine and all the mod cons
cleverly hidden away in the floor to ceiling cupboards. Its the
perfect social area for family/ friends and chatting whilst cooking
or mixing up a cocktail or two.
The bifold doors stretch the whole of the back of the room and
open fully to create a fantastic outside/ in living space.
Outside the bifold doors is a large patio with a sunken fire pit
that can easily seat 12+. There are outdoor chairs and a bbq and of
course the sunken hot tub that can seat 6. There is an outdoor
dining table that can seat 8 and a huge double length sunshade. It
is also really easy to lift the indoor dining table outside should
you like extra seating outdoors on a sunny day.
The kitchen also has a piano and a great sound system.
The house can comfortably sleep 13. We can provide extra beds/
mattresses if required and there is also a shepherd hut available
to rent in the grounds (separate to the house and hidden away in
its own private area)so can sleep a total of 17).
There is plenty of off road parking and a large front and back
garden with swings, football goals as well as a sunken hot tub that
can seat 6 and a large in-ground fire pit.
We have loads of board games and a table tennis set that fits
nicely onto the dining table. Badminton can be provided on
request.
We do welcome dogs for a small supplement.
** Please note the booking value is for the main house sleeping
13 only. The shepherds hut sleeping 4 MUST be requested on booking
and is charged at an additional £150 nightly. This is a king bed,
one single and a trundle.
