A truly incredible Grade II listed accommodation, nestled on the Devon & Dorset border. Positioned on the stunning Rousdon Estate, surrounded by 350 acres of unspoilt, natural beauty. This luxurious and architecturally striking holiday let is situated to the west of the main mansion on the estate. Built by Sir Henry Peek, Billiard House was a later extension to the mansion house built in the 1870’s.A truly magical building crammed full of intrigue, history and stories hidden in every corner of the estate.

Holiday in a piece of history. Billiard House sits nestled against the resplendent Mansion House, at the heart of the Victorian gated village on the Rousdon Estate.

Guests enjoy access to all that the Rousdon Estate offers, with extensive grounds and access to Charton Bay a little known treasure trove on the Jurassic Coast.

The Details

Hard wood beams and stained glass windows line the high ceilings at Billiard House. The photos really do not do this gorgeous abode any justice. The open plan kitchen and living space is overflowing with vintage touches and character pieces which give a real home from home feel within this space. Comfortably accommodating 5 guests over three generous ensuite bedrooms, Billiard House is well equipped for a luxurious break away. Crisp white linen and super soft towels are provided here for you to ensure a sumptuous and refreshing stay with us. The house is fully equipped with everything you'll need during your time here, inclusive of kitchenware, utensils, plates & bowls etc. Perfect for a traditional family roast dinner round around the antique dining table.

 

The house is laid out on one floor, with an open plan kitchen, living & dining room. Set with a dining table, with seating for 6 and double doors which open up onto the lawn area. This gives the dining area a light and airy feel, perfect for when the sun is shining to whip up some door step sandwiches and lose yourself in the views over the enchanting estate gardens. Within the living area there are 2 super squashy sofas, ideal for curling up in front of the log burner and relaxing with a hot chocolate after a day spent relaxing on the Estates' private beach. A 37'' TV is available, as well as WiFi.

 

Step inside the master bedroom, complete with a luxurious super king size bed. Just what you need to snuggle up in, after spending time making quality memories with your family. Quality duvets and pillows - a good night's sleep is definitely in order. As if the master bedroom wasn't temping enough, its complimented with gorgeous coastal views and unspoilt views of the garden lake, a true escape from the hustle and bustle. There are 2 further bedrooms, one with 2 single beds and a further single bedroom. With original stained glass windows, painted ceilings and hardwood beams, Billiard House really carries a distinctive charm.

 

The kitchen area is open plan and overlooks the living area and dining room. Separated by a breakfast bar with 2 stools. The kitchen is fully equipped with crockery, cutlery, utensils and all the cooking essentials you could imagine to create a family feast to share at the dining table. There is a good sized centre preparation island, with lots of storage drawers and cupboard space. The kitchen boasts a large Miele fridge freezer, a dishwasher, and all the other kitchen appliances such as a toaster, kettle and a coffee machine for your use. There is also a cloakroom / utility room off the hall which has a washing machine and tumble dryer for your use. There is room here to leave boots and coats.

 

The house is approached from the carpark, down a ramp with no steps up to the front door. The property is all on one level and all showers have one low step into them. The doors into the garden have 2 small steps down to the lawn. There are some gorgeous gardens which include comfortable outdoor seating. A gas fired BBQ is on the patioed area for guests to use. Our guests are free to roam the gardens of the Estate, and fields leading down to the beach.

The Rousdon Estate lies close to the East Devon and West Dorset border, with extensive Areas of Outstanding Natural Beauty.
The BiIliard House is a 20 minute walk to the SW Coast Path and the Axmouth to Lyme Regis Undercliffs National Nature Reserve. The Jurassic Coast dominates here, with a selection of the most iconic seaside towns in the country, Sidmouth, Lyme Regis and West Bay.
Fossil hunting, paddle boarding, hiking and more await.

 

Important Property Notes


The lawned area to the rear of Billiard house is not enclosed and leads on the remaining Estate grounds. 

Charton Bay, touted as the Roudon Estate private beach, is a considerable 45 minute walk from the cottage. The walk is definitely worth it, but involves a steep descent down to the coast path, and requires traversing a short section of the Axmouth - Lyme Undercliff path. Not recommeded for toddlers, injured, or frail.  

Finally mobile phone signal is notoriously patchy to non existent on the Rousdon Estate. Wi-Fi is available for messaging apps and guests are asked to bear this in mind, prior to booking.  

Billiard House owners live adjacent and have a rather beautiful, but excitable Vizsla puppy who does like to greet guests on occasion. Those guests averse to dogs please bear this in mind.

Quiet, atmospheric location and beautiful surroundings

Perfect for a chilled out stay. You've got a lot of privacy and your own space whilst having Seaton and Lyme Regis 5 minutes' drive away - all in all a lovely place to unwind for a few days.

It's truly unique and offers a taste of history!

The property matches the description well, I stayed there with my mother and two children and it catered for us well, plenty of social space and grounds to explore. We didn't make it down to the beach due to the nature of its accessibility but Lyme Regis and The Cobb is just 5mins drive from the property and offered Sandy beaches, a calm and well run social distanced amenities whilst we caught the end of summer.

This place surpassed all expectations

The accommodation itself retains its unique charm, whilst being homely, cozy and incredibly comfortable. Right down to the pillows and the beds. We have just got home and had already rebooked for next year before we left. Great, attentive hosts and grounds to take your breath away.

It is very cosy and has everything you might need in it

The house is a part of a bigger house and is sitting on 350 acres of parks, old trees and grazing sheep. It's so welcoming that i cant choose wether i loved sightseeing or coming home after a day out. Hosts left my dogs treats and a beautiful boquete of tulips on the table. I loved how those tulips caught sunlight in the morning (when we were lucky enough to have sunlight at all, this winter was all rains&clouds) Morning light bathes the whole house in hazy golden tones on sunny days, its very beautiful. I loved the branches of the old mossy tree you can see through the bedroom window. It's very quiet in the area and you can enjoy both sunrises and sunsets right from your front steps during colder months. There are loads of squirrels in the area and pheasants often can be seen on the lawn. My dogs loved watching them through the windows when the weather was overcast. Theres no light pollution so the night sky is full of stars! Its really easy to reach the breathtaking jurassic coast from the house too.

The modern updates to the Billiard House have not detracted from it's historical beauty

Five of us (two couples and a single friend) stayed here for three nights. We were torn between touring the local area or just staying "in" and enjoying the lovely grounds and serenity of the estate. After traveling for over a month in the UK and staying in numerous accommodations, this stay ended our trip with as the most beautiful of all experienced. We book places with kitchens because we like to cook about half our meals. We found the kitchen to have all the utensils and supplies we needed. Having a washer and dryer was wonderful. The beds were comfortable and the linens were luxurious. If ever we are to stay in the area again with a group of friends or family, we would certainly target the Billiard House as a prime option for accommodation.
